A GOOD MENTOR SHOULD TELL YOU THINGS YOU DON’T ALREADY KNOW!

You know the sign of a good Mentor/Coach is that he or she tells you stuff that you don’t already know. So, I’m going to tell you something that you don’t know and that’s that you’re currently sitting on $120,000 in additional income that you can add to your bottom line right now.


You don’t have to spend any additional cash or time to get the leads because you already have them so all you need is the methodology to turn them into cash deals. You can begin adding this additional cash flow to your existing business right now without making any changes to your existing business model.

 

It doesn’t matter if you’re a wholesaler, fix and flip, buy and hold, Sub2, or any other creative real estate investor because you all have one thing in common and that’s dead leads. So, let’s use wholesalers to show you exactly what I’m talking about so that you can get to that extra cash today.

I found that it took about 25 leads to get one good wholesale deal and although your numbers may differ let’s use 25 leads to get one wholesale deal for this example.

If it takes 25 leads to get that deal then at a minimum you’re throwing 24 leads in the trash for every deal that you get. The two main reasons that you’re trashing those 24 leads is that the seller won’t take your low offer or there’s not enough equity in the property to make the deal work.

⦁    Find seller
⦁    Put property under lease option contract
⦁    Find buyer
⦁    Seller to approve buyer
⦁    Prepare Contract for buyer
⦁    Take upfront money as the Option Consideration
⦁    Assign buyer contract back to seller, get releases.
⦁    Cash check
⦁    Repeat

Sound familiar?

 

Remember those 24 dead leads we were talking about? In my personal experience over the past 30 years I found that at lease one of those 24 dead leads would work out as a wholesale or sandwich lease option with an up front option consideration of at least
$10,000.

So, if just one of those leads worked out every month that would bring in an additional $120,000 per year from leads that I had been throwing in the trash before I knew better.

Now I want to show you what I consider to be one of the best lead sources for motivated sellers out there today.

Once I saw all the cash that I was making from my own dead leads I took it a step further and came up with what I call the Ultimate Automated Lead Machine. I was spending tons of time and cash chasing after leads on a daily basis so what if I could invent a way to have leads coming to me on a daily basis.

It stood to reason that if I was throwing away a bunch of leads every month that the hundreds of thousands of wholesalers out there were doing the same thing.

So, I started to contact other wholesalers out there and the Ultimate Automated Lead Machine began to take shape.

What I found was that once I got a lot of wholesalers working with me, I was averaging one lead per month from them that I could turn into a wholesale or sandwich lease option deal.

As with my own dead leads I was getting at least a $10,000 option consideration from these deals so over the year I was able to add another $120,000 to my bottom line from leads that these wholesalers were throwing in the trash.

The best part was that instead of me chasing down these leads the wholesalers were sending them to me on a daily basis. That’s what the Ultimate Automated Lead Machine is all about.

So, as you can see by becoming a Real Estate Transaction Engineer, I was able to add a substantial amount of cash to my bottom line without making any changes to my existing business model.

All I did was add one incredibly profitable niche to my business and take a little time to learn how to work with lease options.

If common sense prevails that’s what you should be doing too. Why would you want to continue to throw all that cash into the trash now that you know better.
